The Buyers' Concierges will have a real estate license in order to meet MLS criteria for the duties in this role. Additionally, they may be eager to earn the right to use their licenses as Buyer Agents. They are forward-looking individuals who develop and maintain positive professional relationships. They have a track record of success, and a palpable desire to succeed in this role, as well as their next.

 

The Buyers' Concierge will be an individual who is outgoing, draws energy from working with people, aims for possibilities. He/she has a compelling desire to support the buyer agents in achieving team success, while being committed to growing his/her own skills and to developing into a leader within the team.

 

 

This is a full time + role with evening and a lot of weekend work.

 

What will Buyers' Concierge do?

The Buyers' Concierge position is designed to provide pain-point specific leverage to the Buyer's Agents in the areas of client showing preparation, execution, follow-up, team reporting, team communications, compliance documentation and contract documentation.  Specific activities include: 

  • Monitor buyer agents' email for client communications (email)
  • Assist with client communication; lead generation, nurture and follow up
  • Set up listing alerts as needed
  • Identify homes that meet the criteria as specified by the buyer agent after the buyer agent has completed a needs analysis
  • Schedule and complete property showings
  • Process compliance documentation (e.g. PEAD forms) and conduct compliance activities (e.g. Covid19 sanitation protocol, etc.)
  • Document intelligence from client communications and showings including changes to buyer's motivations, timelines and other qualifications (Trello/Boomtown)
  • Schedule and attend inspections, appraisals and other property entry events
  • Audit buyer consultations and process buyer broker agreements
  • Research areas and investment opportunities for buyer clients
  • Draft purchase contract documents for buyer agents including AVIDs, Requests For Repairs, etc.
  • Process disclosures and other document signings through DocuSign
  • Be Buyer Agent's accountability partner;  to daily fill in his/her tracking sheets

 

Measures of Success:  

Increase Buyer Agent's total number of active buyer clients served at a time, conversion rates, team engagement and work/life balance as measured by: 

·        Due to leverage provided by Buyers' Concierge the buyer agent increases his/her: 

o    Contacts

o    Appts Held

o    Agreements Signed 

o    Contracts Written

o    Buyers Closed > 4/mo. or 48/yr.

·        Increased Conversion rates for Held: Signed to > 75% and Signed:Closed to >75%

·        Increased participation/engagement in team meetings/trainings

·        Decreased total # of work hours for Buyer's Agents

·        Increased confidence from ISAs that leads will be handled/not dropped (qualitative measure) 

·        Positive response from Clients (Client feedback & Reviews)

 

Essential duties and responsibilities

  • Assisting buyer agents in client communications
  • Working with buyer clients to refine their needs and wants based on seeing homes
  • Finding homes that meet buyer clients' criteria
  • Buyer clients showings
  • Assisting buyer agents in contract documentation
  • Encourage buyer agent engagement with team meetings/trainings &  filling in tracking sheets

 

Communications/Interactions

  • Buyer Agents – daily
  • Buyers– daily
  • Transaction Coordinators- weekly

 

Management Responsibilities 

  • None, though a talented performer in this role may move into a buyer agent position

The Marketing Manager is in culture and owns marketing and advertising processes for the entire Kulda Group team. This person achieves brand recognition, media response (social, digital, and print) and as much positive exposure for the company as possible.  He/she tirelessly promotes the company's brand, values, and services to increase revenue and market share throughout the San Francisco Bay Area. The position combines design, marketing, and data analytics with publicity and communication techniques.   He/she relishes the opportunity to build our brand, develop campaigns, research demographics, coordinate events and monitor the results. He/she is able to build, implement, and manage multiple marketing campaigns and systems with minimal supervision.

 

This individual is passionate about creating value, achieving results and draws energy from working with people. The Marketing Manager is deeply committed to the company's success and completing tasks with a high degree of quality, attention to detail, and with consistent communication. This person is creative, organized, analytical and detail oriented with the ability to coordinate multiple activities simultaneously. The Marketing Manager is a vibrant team player that is collaborative and customer service oriented.  He/she is positive, results-oriented, and eager to learn, develop and improve marketing content.  The overriding markers of her/his behavior are culture, big mindset and then creativity, collaboration, design, delivery, communication, and analytics. 

 

Preferably this person will have experience with social and digital media advertising, graphic design, contact management software, website design and administration, IDX and MLS software, publication, and general business software. A highly successful Marketing Manager will take stewardship of marketing campaigns/branding and actively create systems to maximize effectiveness and lead capture. This individual will track the results and offer suggestions for improvement.

 

 

What will you do?

 

Digital & Social Media Strategy Development & Delivery:  Design, develop and distribute digital and social media content

·        Document annual KG Social media strategy to increase "mindshare" and drive lead generation

·        Leverage "Hookpoint" strategic content

·        Research prospect profiles & demographics

·        Develop & post creative content to LinkedIn, Facebook & KG YouTube Channel

·        Develop Ad campaigns for Facebook (Yelp. Google Ad Words & other SEO platforms as needed)

·        Analytics: Monitor the social media results (impressions, likes, leads, etc.), costs & ROI from multiple ad campaigns and marketing lead generation streams simultaneously

·        Adjust messaging to increase lead generation

·        Achieve marketing/mindshare/market presence goals

·        Leverage and repurpose American Dream TV film footage or other marketing collateral

·        Videography and video editing are a plus

 

Website Administration:

·        Aid in design and implementation new KG website

·        Develop and maintain the website content

·        Analytics: Monitor traffic, time spent on site and lead generation

·        Adjust content to keep information "fresh", and optimize for SEO and lead conversion

 

Kulda Group Facebook & LinkedIn Page Administration

·        Maintain Sites:  Create content, post, and monitor analytics

 

36 Touch Program: Work with Lead Gen Manager to develop content

·        Create DB email content & graphics

·        Create Quarterly call scripts (ISAs execute calls)

 

Client Testimonials:

·        Monitor, manage, and leverage client testimonials on social media platforms (Google, Yelp, Zillow)

·        Respond to reviews to promote/increase positive brand image

 

Branding & Advertising Compliance

·        Develop, maintain, and continually revise a branding style guides: KG logos, colors, fonts, email banners, business cards, building and directional signs

·        Order business cards, order and manage changes to email banners

·        Ensure brand continuity across website, social media platforms, business cards, listing and buyer presentations, flyers, digital and print media

·        Ensure that Kulda Group advertising and branding is following state and market center regulations

·        Compile and maintain list of Market Center & Business and Professions codes

 

Print Ads, Direct Mail Campaigns & Presentations: 

·         Manage and execute print advertising campaigns (NOT METS)

·        Manage Contracts

·        Produce marketing materials (Magazines, postcards)

·        Maintain Listing and Buyer Presentation materials (with current marketing stats, domination graphs etc.)

·        Monitor costs and evaluate effectiveness

 

Marketing Analytics: 

·        Monitor, compile and report costs and results of all marketing campaigns

·        Evaluate effectiveness and identify improvement opportunities

 

Essential duties and responsibilities

·         Execute all aspects of marketing – website, social media, digital and print

Education/Experience

Encore Fellowships are available in California, for those considering retirement with 20+ years of progressive work experience, who wish to move to the social impact sector for their second act.

A nonprofit in San Jose needs a Salesforce strategy and implementation expert. The Encore fellow will understand the organization's needs and goals, and overall strategy, and implement a Salesforce solution to meet these requirements. The Salesforce solution should be compatible with partner databases so information and data can be shared. The fellow will also train the organization on its use.

Stipend: $25K for 1000 hours, with the possibility of extension
